Yorkshire Property Design Services is an architectural design practice based in Horsforth, North Leeds. Established in 2020, the company provides a professional and approachable service to homeowners, developers and businesses across Leeds and the wider region.
The practice brings extensive experience in architectural technology, residential design and the local property market. This includes senior‑level technical expertise within the architectural sector and long‑standing knowledge of sales, lettings and property auctions.
The focus is on delivering high‑quality drawings, clear communication and excellent customer service, supported by a transparent pricing structure and a straightforward design process.

Our work
The process
We visit your home to discuss your ideas, give suggestions and explain the process. We then prepare a written quotation inclusive of all fees. Free for homeowners — prospective purchasers and developers are charged £50/hr + travel.
Once you accept the quotation, we arrange a survey at a mutually convenient time. This takes one to three hours depending on the project. We then produce your existing drawings and issue an invoice — paid before we proceed.
Working with you, we produce sketch designs and proposal drawings for your approval. Up to three sets of revisions are included — any additional revisions or work beyond the agreed scope is charged at £50/hr.
We complete all required forms and submit your planning application to Leeds City Council or Bradford Council. We liaise with planners throughout and keep you informed. Decisions typically take up to eight weeks.
Once planning is approved, we produce detailed construction drawings showing exactly how your project should be built — covering structure, thermal performance and fire safety in line with building regulations.
We complete all relevant paperwork and submit your application to building control, dealing with the application through to full or conditional approval. Structural calculations from a structural engineer may also be required.
Up to three sets of revisions to the construction drawings are included in your quotation. Any further revisions or changes beyond the agreed scope will be charged at £50/hr.
With planning approved and building regulations in place, you're ready to go to tender and appoint a builder. We recommend asking friends or neighbours for recommendations, or using Facebook community groups for local referrals.
